Buyers at the top of the market judge an agency by its presentation before they judge its listings. A portal template with a search bar says nothing about you. I build agency and development sites where each property is presented like a film: full-bleed photography, floor plans and location told in order, and an assistant that answers questions and books the viewing.
What a luxury real estate website has to do
Two audiences, one site. A buyer wants to feel the property before asking for a viewing; a seller wants to know you will present their home better than the agency next door. Both are answered by the same thing: presentation. One property at full width on the homepage, the agency's point of view in a paragraph, then the portfolio.
Property pages carry the story: the approach, the rooms in the order you would walk them, the plans, the neighbourhood, the facts. Sold properties stay on the site as proof. Agents appear with real photographs and direct contact details.
How I build it
- Cinematic property pages with photography at full resolution, video where you have it, and floor plans that are readable on a phone.
- Listings that rank. Each property gets structured data, a clean URL and a page title with the address and type, so the listing appears for the searches buyers actually make.
- An assistant that qualifies. An AI concierge answers price, availability and area questions from your own data, collects buyer details, and books viewings into the agent's calendar.
- Feeds and portals. Listings sync from your CRM or portal feed; the site never goes stale.
- Fast, everywhere. Buyers browse from abroad on mobile; pages load in under two seconds on a slow connection.
I design and code the site in Next.js by hand, with no theme underneath. Foundation sites are live in four to six weeks; developments and multi-office agencies in six to ten.

- Four to six weeks for a boutique agency once photography and the listing feed are available; six to ten for a development site or a multi-office agency.
